Partnering with Re:shape on Tottenham Hale Co‑Living Expansion

We are working with Re:shape on the acquisition of the remaining phases of the former Ashley House masterplan in Tottenham Hale, secured from Notting Hill Genesis’ strategic asset disposal programme.

Re:shape was selected as the preferred bidder for the site, which has the potential to deliver over 1,000 multi‑tenure beds alongside complementary commercial uses. The transaction was brokered by CBRE.

The scheme will add approximately 520 co‑living homes to Project Haven, Re:shape’s London‑focused co‑living platform, which aims to deliver, manage and operate more than 2,000 modern homes across the capital. At Tottenham Hale, the proposals envisage a co‑living‑ and social‑housing‑led neighbourhood extension, with flexibility for different operators and registered providers to co‑design individual development proposals.

The project forms part of Re:shape’s wider £680 million London development pipeline, comprising more than 1,550 units. The business is actively seeking a joint venture partner to support delivery, with Savills appointed to source approximately £200 million of institutional equity across four sites, as Re:shape continues to scale its platform‑based approach.

Our role has focused on supporting Re:shape’s strategic growth, helping to progress a repeatable and scalable development model that aligns with institutional investment requirements while responding to evolving patterns of housing demand. Tottenham Hale represents a significant milestone in delivering professionally managed, flexible living at scale, reinforcing Re:shape’s ambition to establish one of the UK’s leading co‑living platforms.
